How to Maintain Tiles and Prevent Damage

Tiles are renowned for durability, water resistance, and effortless elegance. However, in the UAE's extreme climate—where thermal expansion, concrete slab movement, and high humidity are constant factors—neglected tile installations can develop hollow voids, cracked grout lines, and chipped surfaces.

1. What Causes Hollow Tile Sounds (Debonding)?

When you tap a tile and hear a hollow echo, it indicates the tile has debonded from the mortar bed beneath it. This is typically caused by:

• Insufficient adhesive coverage during original installation (spot bonding instead of full notched-trowel coverage).
• Structural slab shrinkage or foundation settlement.
• Thermal expansion without adequate perimeter movement joints.
• Solution: Isolated hollow tiles can be repaired by injecting specialized low-viscosity epoxy resin underneath the tile through grout joints without lifting the entire floor.

2. Protecting and Restoring Grout Lines

Cement-based grout is porous. In bathrooms and kitchens, water, dirt, and cleaning chemicals seep into grout, causing discoloration and mold growth.

• Prevention: Apply a penetrating silicone grout sealer every 12 months. For high-moisture showers, consider upgrading to non-porous epoxy grout that is completely waterproof and stain-proof.

3. Cleaning Porcelain and Ceramic Floors Correctly

Avoid using acidic or harsh bleach-based floor cleaners on glazed porcelain or polished marble tiles. Acidic cleaners etch the protective glaze over time, leaving tiles dull and prone to dirt absorption.

• Action: Clean with pH-neutral tile cleaners or warm water with a dash of mild dish soap, using clean microfiber flat mops.

4. Repairing Chipped or Cracked Tiles

Dropping heavy kitchen pots or dragging furniture can chip tile edges.
